I just finished my trip to Dehradun as a field correspondent for India Real Estate Forum.
Dehradun real estate market is down. Real Estate Agents are desperate to make a deal. They will call you again and again. Please do not fall prey.
There are two hot spots for real estate in Dehrafuckingdun :-). The first is Rajpur road and the other is Shastradhara road. Rajpur road is more expansive and Shastradhara is less expensive and more like a upcoming area. Rates on Shastradhara vary depending upon the location from 5000 to 9000 rupees per square yard. On Shastradhara road there are some areas where there are many disputes going on. These areas are Mandakini vihar etc. Be careful over there. Take the property paper from the agent and make a independent verification yourself.
Besides these two areas which are in the foothils of Mussorie, other areas are not that interesting and look more like any other North Indian city.
There is also a central area of Basant Vihar which is considered a good locality, but it is in the middle of the city. Rates here can vary from 10000 rupees per square yard and more.
