An indian property will be of 2 types -
free hold or lease (patta) type. Make sure you are getting into freehold type.
Property will be owned by 1 of the following -
farmer or some other individual and ownership recorded at tahsil level.
some individual and ownership recorded at city development authority level.
Builder's property - in which case either it is first time sold by builder to you or is in resale from someone else. In this case ownership is recorded by the builder.
You will have to do "registry" and then change the title at the appropriate level (tahsil, dda, builder). In some states, registry is final and only step as the office of registrar notifies the title authority as well.
At the time of registry, you need to pay stamp duty to the govt. It varies from states to states, UP has stamp duty of 10%. Delhi has 4 to 6 %.
