Greater Noida real estate tips and traps

I have been searching a small plot to build and live in Greater noida for last 2 weeks and let me tell you some of the things I learnt.

1. Golden rule of realtors in Delhi NCR region is to never say no (except when you lowball).
i,e, to say if you ask have you got a plot in sector 23, answer will always be yes. The realtor will contact other realtors until they find someone who does have a plot in sector 23. So it could be that between your realtor and the seller there may be upto 4 realtors. And everyone in the middle will eat their share of the pie.

2. If you think above is evil, you probably have not heard what I am about to tell you now.
A deal may be over and the seller may never know what price the property was actually sold for.
I know a case in which the buyer bought the plot for 23000 per sq meter, but actually the seller was told the plot sold for 22750. So 250 rupess per square meter was grabbed by middlemen in between.

3. If you go to the Greater noida authority to find out the true owner of the plot, expect to pay some bribe to get any information. This could be 100 to 200 rupees.

4. Rent is ridiculously low in the greater noida compared to the interest you may have to pay if you were to buy the property with the bank's money. So yes there is still a huge bubble, even though RE market is down for few months. Realtors will tell you that frigging commonwealth games are coming and property rates will double (they have been telling this for last 4 years).

To summarize, beware watch out for crap when buying a property in the NCR region.
